Fairbanks Ranch Homes for Sale

Fairbanks Ranch is two gated sections divided by San Dieguito Road, each with its own gate and its own lake. The association is self-managed, with its own staff and 24-hour armed security. It runs the lakes, the equestrian center, five tennis courts plus pickleball, the clubhouse, the park and play area and the trails.

There are about 600 homesites on roughly 1,237 acres. Lots run from about an acre to more than 20 acres.

These numbers come from the MLS, pulled on Monday, October 26, 2026. The sales cover October 27, 2025 through October 26, 2026 and we refresh them every month.

Sold in the last twelve months: 30 homes. The median sale was $5,275,000 or $848 a square foot. Prices ran from $3,600,000 to $28,000,000. The median home spent 47 days on the market. All but one were between about 4,400 and 10,400 square feet with four to eight bedrooms. The top sale, at $28,000,000, was an estate of about 31,000 square feet on almost 39 acres. All were single-family homes built between 1983 and 2025.

On the market today: 10 homes for sale. The median asking price is $7,572,500 or $897 a square foot. Asking prices run from $4,095,000 to $17,950,000 and the homes have been listed for a median of about 72 days. None are under contract as of October 26, 2026.

Every home here is custom and there are no builder floor plans. Most were built in the 1980s and 1990s. French Country and European homes are the signature look of that era, with Spanish, contemporary and traditional homes mixed in. Many are single story and many have a guest house or casita.

What sets the price here is mostly the home itself: whether it's original, remodeled or rebuilt. A lot of the original homes have been remodeled and some have been rebuilt from the ground up. Fairbanks Ranch sits in unincorporated San Diego County. It borders Rancho Santa Fe to the northwest and The Farms to the south, with the San Dieguito River and the Lusardi Creek preserve to the north.

Fairbanks Ranch Country Club is a Bay Club, separate from the community and just down the road at 15150 San Dieguito Road. Its 27 holes are split into the Valley, Lakes and Ocean nines, which combine into three different course layouts. The club describes all 27 holes as walkable. The Valley nine sits below the hills, the Lakes nine plays around the water and the Ocean nine is the shortest and straightest of the three.

Off the course there's tennis, a pickleball pavilion, a resort-style outdoor pool, group exercise and barre, dining and private events. Kids have camps and programs.

A membership covers every Bay Club location except Manhattan Country Club and Griffin Club. The Sapphire and Diamond memberships add the Troon Privé Privileges Program for play at other private clubs. The monthly dues are in the membership panel near the top of the page.

Douglas Fairbanks and Mary Pickford owned the land in the 1920s. Fairbanks irrigated it and built the original lake. Developer Ray Watt assembled the site in 1977 and subdivided it into the homesites you see today.

The North side has the main guard gate, the clubhouse, the main lake and the equestrian center. The South side has its own gate and a smaller lake and was built a little later.

Most are. A small pocket near the north lake, on Camino Acampo, Camino Lago de Cristal and Via Los Farolitos, sits on about half an acre.

No. Buying a home here doesn't make you a member. The club sells its own memberships.
