I’m AJ Powers, founder of Irons & Estates, a boutique real estate and investment firm focused on Rancho Santa Fe and North County’s luxury golf and lifestyle communities. 

I’ve spent nearly 20 years in real estate—as a brokerage owner, investor, and renovator— working and investing in communities like The Bridges, The Covenant, Santaluz, Fairbanks Ranch, Del Mar Country Club and more. That means I don’t just unlock doors; I evaluate every property the way an investor and a homeowner would. 

My team and I specialize in traditional sales along with our custom programs such as: 

• Find & Fix (for buyers): Find the right home at the right basis, then design and manage smart renovations so you end up with your version of turnkey—often with built-in equity. 
• Fix Then List (for sellers): Plan and execute high-ROI updates before you go to market so your home shows its best and sells for more. 

Earlier in my career, I built a larger brokerage. When my two youngest kids, Cameron and Drew, were diagnosed as autistic, it changed how I wanted my business and life to look. I chose to step away from chasing size and instead build a small, focused firm where I could be deeply involved with a limited number of clients and still be present for my family. 

Today, my clients get direct access to my experience, my renovation network, and candid advice. I’d rather talk you out of a bad buy than “close a deal” you’ll regret.
